European Trade Center in Sofia Will Become Bulgaria's Largest Office Building


The largest office center in Bulgaria - "European Trade Center" (ETC) with an area of 70 000 square meters is going to be built by 2010 in Sofia.

The center will be located in Sofia, on the "Tzarigradsko Shosse" boulevard, in the area known as the 7th Kilometer.

Investment amount for ETC is estimated at 70 million EUR and the center currently represents almost 10% of all office projects planned to be built in Sofia.

ETC will include five office buildings. The highest one is going to be 65 meters toll. The center is part of the mega complex "Hermes Park". In addition to the office buildings, "Hermes Park" will also have a shopping mall with a "Carefour Tzarigradsko", the biggest hypermarket so far of the French chain "Carrefour" in Bulgaria. The mall is slated to open in the fall of 2009.

Rents in ETC will amount to around EUR 14,5 per square meter.

The office and shopping center is going to be one of the first’s buildings in Bulgaria to match the international class A criteria. By its central location, accessibility, high quality property management and the main problem - enough parking spaces, ETC also responds to the most difficult investor’s requirements in Sofia.

The new center will be built with the use of new "green technologies" to reduce energy cost. Each building will have solar collectors and garden rooftops.

All five buildings will have high-speed elevators – the fastest and the first ones in Bulgaria to move at 2, 5 meters/second.

In addition to the "Carrefour" mall and ETC, plans for the next few years include the "Mega Park" project also with five buildings - hotel, offices and shopping centers, mall "Tzarigradski" and a bank center.

"Tzarigradsko Shosse" boulevard with its fast connection to the airport and to downtown Sofia is becoming a first class office location and the "City" of the Bulgarian capital - its most attractive business and commercial district
